What you'll be doing?

The Sales & Marketing team look after our customers and help them through one of the most important parts of their lives; finding and buying a new home. We pride ourselves on putting customers first, and sales and marketing are a key part in making that vision a reality. Our Sales & Marketing teams, both locally and nationally, work together to make sure we’re showing people the perfect home for them. There’s a wide variety of roles that include building and maintaining websites, running marketing campaigns, answering customers’ questions, being on hand to guide and support them through the purchase and personalisation of their brand new home; and of course making sure they’re happy after they’ve bought. Some of the team work on-site in sales and marketing showrooms, and others support from the office but at its core the team are here to make sure customers are getting what they need from us and finding the perfect home.

Reporting to the Sales Director, to contribute to the overall success of the business through the effective leadership of the Sales Management Team and to deputise for the Sales Director in their absence. Key targets areas for this role include legal completions, customer care, average selling price, sales selling overheads, Marketing Budget spend. 

You will be expected to:

  • Leads a team of Sales Managers and may also have day to day responsibility for PX, Sales Admin and Marketing.
  • The overall resourcing plan for the Sales Function including recruitment of new team members.
  • Proactively reviews and evaluates the performance of the Sales Team. Is responsible for identifying underperformance, ensuring issues are quickly identified and managed.
  • Coaches Managers to ensure that Divisional Sales Targets are met.
  • Drives compliance with key sales and marketing processes, tools, and approaches e.g. Single Sales Principle, PRADA usage.
  • Is the first point of contact for Sales Managers when referring issues relating to incentives, customer expectations/ complaints and staffing.
  • Ensures all health and safety regulations are implemented in respect of the Sales Team.
  • A higher level of decision making than the Sales Managers and resolves complex matters.
  • Accountable for ensuring that the Division operates within legal requirements e.g. CML, Transparency, Consumer Code and Consumer Protection from Unfair Trading (2008).
  • Ensuring CRM system is maintained and developed and that prospect database is kept up to date.
  • Overall responsibility for the Divisions marketing activity including the design and implementation of marketing campaigns, review and monitoring of web site content, monitoring of CRM activity and ensuring appropriate follow up by Sales Managers with Sales Advisors.
  • Ensuing a coordinated approach to sales and marketing across the Division by working with the team to review overall sales performance, marketing strategies, media activity, CRM Campaigns, competition etc.
  • Manages the external marketing agency activities and PR.
  • Overall responsibility for the day to day management of Customer Care.
  • Lead role in reporting to the Sales Director on all aspects of Sales and Legal Completions.
  • Responsible for monitoring scheme costs to ensure maximum profit is delivered.
  • Overall accountability for site presentation across the Division.
  • Supports the Sales Director in the acquisition of land, including research, mix and profitability.
  • Formulates Sales Strategy in conjunction with the Sales Director.
  • Works in partnership with other departments to ensure Divisional targets and deadlines are achieved. e.g. consults with Construction to ensure timely delivery of plots; liaises with the Technical Department to ensure specifications are available for marketing material etc.
  • May, from time to time, provide short-term cover for Sales Managers e.g. holidays/ absences.
  • Responsible for building effective relationships with both suppliers and partners e.g. valuers.
  • Processing of credit and debit card transactions or use of card data in compliance with the Payment Card Industry Data Security Standard (PCI DSS).
  • Undertake appropriate training on PCI DSS at induction and then ongoing as required / stated by the business.
What you'll need?

To be successful in the role, we are looking for:

  • Strong business understanding and has the ability to actively contribute to the delivery of all departmental targets including completions, budget reservations, marketing spend and average selling prices
  • Proven track record in a Senior Sales Manager or Sales Manager role
  • Strong leadership skills and experience of managing through others to meet challenging sales targets
  • Ability to lead, coach and develop a multi-disciplinary team (i.e. Sales, Admin, CRM, Marketing)
  • Specialist knowledge of Sales and Marketing techniques, research and analysis
  • Strong organisational and planning skills, able to prioritise competing demands to ensure that Divisional targets are met.
  • Good attention to detail
  • Well-developed interpersonal skills; able to communicate effectively and build productive relationships with a wide variety of people.
  • Someone who is self-confident, decisive, resilient and the ability to thrive under pressure and deputise for the Sales Director in a fast moving environment
  • IT skills
  • Excellent communication skills – both written and verbal
